How much does AC cleaning cost in Saudi Arabia?
Standard split AC cleaning costs about SAR 80–150 per unit, central AC cleaning SAR 300–800, duct cleaning SAR 500–2,000, and an annual contract SAR 400–600 per unit.
Standard cleaning of a split AC in Saudi Arabia costs about SAR 80–150 per unit in 2026, and drops to about SAR 50–70 per unit when four or more units are cleaned in one visit. Window units cost about SAR 50–150. Central AC cleaning runs about SAR 300–800 depending on capacity and the number of outlets, and duct cleaning costs about SAR 500–2,000 depending on the length of the ducts.
Below are the typical prices by unit type, what a proper clean includes, what pushes a quote up, how an annual maintenance contract compares, and how to compare offers so the price covers real work.
Typical prices per unit
| Service | Typical price | What it usually covers |
|---|---|---|
| Split AC, standard cleaning | SAR 80–150 per unit | Pressure wash, filters, coil, drain |
| Split AC, 4 or more units in one visit | SAR 50–70 per unit | Same scope, lower rate per unit |
| Split AC, deep cleaning | SAR 120–200 per unit | Thorough coil and blower clean |
| Window AC | SAR 50–150 per unit | Filter, unit washed in place |
| Cassette or ducted unit | SAR 120–180 per unit | Fans, indoor and outdoor units |
| Central AC cleaning | SAR 300–800 | Depends on capacity and number of outlets |
| Duct cleaning and sanitising | SAR 500–2,000 per system | Depends on the length of the ducts |
Most companies lower the price per unit when several units are cleaned in one visit; published discounts range from 10–20% up to about 40% for a whole home. Published starting prices in Riyadh sit at about SAR 99 for a split unit and SAR 89 for a window unit. Prices at the top of each range are common for villas, units mounted high, and outdoor units on a roof that are hard to reach.
Standard cleaning, deep cleaning and duct cleaning
Standard cleaning covers the filters, vents and front panel, a pressure wash of the indoor coil, the drain line and a test run. For a wall-mounted split unit, the technician usually wraps the indoor unit in a catch bag so the water goes into a bucket, not down the wall. This is enough when the unit still cools well and is serviced regularly.
Deep cleaning uses a coil cleaner or foam to remove grime that water alone does not lift, and usually includes the blower. It makes sense when the unit smells musty, cools weakly after a standard clean, drips water, or has not been serviced for a year or more.
Duct cleaning applies to central and concealed units, which are common in Saudi villas. The technician opens the access panel in the ceiling, cleans the filter and coil, and brushes and vacuums the ducts and grilles, often with a sanitising treatment. It is not needed at every service. The guide on how often to clean an AC has a schedule, and the service page for AC duct cleaning lists the companies that offer it.
What makes a quote higher
- Unit type. Central, concealed and cassette units take longer to open and reassemble than a wall-mounted split or a window unit.
- Size. A 2.5 ton (30,000 BTU) unit has a larger coil than a 1 ton (12,000 BTU) unit, and a central system has more outlets and ductwork.
- Access. Units above a false ceiling with a small access panel, outdoor units on a roof or façade, and high ceilings add time.
- Building rules. Many compounds and towers register workers at the gate and allow work only at fixed hours.
- Condition. A unit not serviced for years, with heavy dust from sandstorms, mould or a blocked drain, takes longer.
- Season. Before and during summer demand peaks, and schedules fill up quickly.
Extras that can appear on the bill
- Gas refill: about SAR 180–350 per split unit for R410a, including a leak test, evacuation and a weighed charge. A unit should not lose refrigerant in normal use, so low gas means a leak somewhere. See AC gas refill.
- Drain line: flushing the drain is part of a standard clean; a stubborn blockage or a damaged pipe is usually quoted after inspection.
- Repairs: parts such as a capacitor (about SAR 120–250 with labour) or a compressor (about SAR 900–2,200 with labour). A unit with a fault, not just dirt, needs AC repair.
A reliable technician explains the problem, shows the part or the reading, and gives the price before doing extra work. Add-ons should not be approved in the middle of the job without a clear price.
Annual maintenance contract
An AC annual maintenance contract bundles several visits a year, usually 4 per unit, with cleaning, gas pressure checks, priority response and often a discount on parts. Published prices in Riyadh are about SAR 400–600 per unit per year. A contract usually starts to pay off from about four units; for a home with one or two units, a deep clean twice a year is often enough. It is worth checking what is excluded, such as the compressor, gas and after-hours visits.
How to compare quotes
- Is the price per unit, and is there a discount for several units?
- What is included: filters, coil, blower, drain line, outdoor unit, ducts, test run?
- Is it standard cleaning, deep cleaning or duct cleaning?
- Is 15% VAT included, and is a tax invoice issued?
- Who arranges access to the compound or building, if needed?
- Is there a warranty or a free revisit, and for how long?
A slightly higher price with a written scope and a labour warranty is usually the better deal. A very low price sometimes covers only the filters and the front panel.
Cleaning and the electricity bill
A dirty unit runs longer to cool the same room. The residential tariff of the Saudi Electricity Company is 18 halalas per kWh for the first 6,000 kWh a month and 30 halalas above that, plus 15% VAT and a monthly meter fee. In summer, when several units run most of the day, a large home can cross the 6,000 kWh line. The AC electricity cost calculator gives an estimate of what a unit costs to run.
To compare real prices for a specific home, the units can be described once on khalasna (type, size in tons or BTU, how many, apartment or villa) to get up to 5 quotes from AC companies that cover the area. Details are on the AC cleaning page and on the city pages, for example Riyadh.
Frequently asked questions
Is deep cleaning better than standard cleaning?
Not always. A deep clean is for units that smell, drip or have lost cooling. Units serviced regularly usually need only standard cleaning.
Is duct cleaning needed for a wall-mounted split unit?
No. A wall-mounted split unit has no ducts. Duct cleaning applies to central and concealed units that blow air through grilles in the ceiling.
Is a gas refill included in AC cleaning?
No. Cleaning does not include refrigerant, and gas is billed separately. If the technician says the gas is low, a leak check comes first, because a unit should not lose gas in normal use.
Do AC cleaning prices include VAT?
It depends on the company. VAT in Saudi Arabia is 15%, and VAT-registered businesses issue a tax invoice with their VAT number. It is worth asking whether the quoted price already includes it.
Is an annual contract cheaper than paying per visit?
It can be from about four units, when each unit gets 4 visits a year. For a home with one or two units cleaned twice a year, paying per visit is often cheaper.
