How often should an AC be cleaned in Saudi Arabia?
Filters every 2–4 weeks, a professional service every 3–6 months and at least twice a year, and duct or deep cleaning when the signs appear. A schedule for Saudi dust and heat.
In Saudi Arabia, AC filters should be washed every 2–4 weeks (every 2 weeks in summer), the unit should get a professional service every 3–6 months, and at least twice a year, and a deep clean or duct clean should be booked when the unit smells, drips or cools weakly. An AC that runs most of the day through the long summer belongs at the 3-month end of the range.
Fine dust, sandstorms and long running hours fill filters and coils faster than in milder climates, especially in Riyadh and the central region, while humidity in Jeddah, Dammam and Al Khobar helps mould grow inside the unit. A dirty unit cools less and runs longer, which shows on the Saudi Electricity Company bill. The schedule in detail follows.
Every 2–4 weeks: filters
Washing the filters is the one job that can be done safely without a technician, and it takes about 10 minutes.
- Switch the unit off with the remote and at the isolator switch or breaker.
- Open the front panel of a split unit, the front grille of a window unit, or the return air grille of a central unit.
- Slide out the filters and note which side faces out.
- Rinse them from the back so the dust is pushed out, not in. A soft brush and mild soap help with greasy filters.
- Let them dry completely in the shade, then refit them and close the panel.
The AC should never run without filters, even for a day: dust goes straight to the coil, which only a technician can clean properly. Water should not be sprayed into the unit, and the casing should stay closed.
Every 3–6 months: professional service
A standard service by an AC technician covers the filters, vents, coil, drain line and a test run, usually with a pressure wash. Annual maintenance contracts in Saudi Arabia typically include 4 visits per unit per year, and for a home with one or two units a deep clean twice a year is often enough.
| How the AC is used | Professional service |
|---|---|
| Most of the day, most of the year | Every 3 months |
| Daily in summer, little in winter | Twice a year: before summer and in late autumn |
| Occasional use (guest room, majlis, rest house) | Every 6 months |
The shorter interval fits better when:
- the home is near a construction site, a main road or open desert;
- pets that shed live in the home;
- someone in the home has allergies or asthma;
- the unit is in or next to the kitchen;
- someone smokes indoors.
Standard cleaning of a split unit costs about SAR 80–150. The full breakdown is in the guide to AC cleaning cost in Saudi Arabia.
When the signs appear: deep cleaning and duct cleaning
A deep clean of a split unit (about SAR 120–200) removes grime that water does not lift. Duct cleaning (about SAR 500–2,000 per system, depending on the length of the ducts) applies to central and concealed units and covers the ducts and grilles as well. Neither is needed at every service. They are worth booking when:
- a musty or sour smell comes with the air when the unit starts;
- the unit still cools weakly after a standard service;
- black spots or dust collect on the ceiling grilles;
- the home has just been renovated, or a new tenancy is starting;
- the unit has not been serviced for a year or more.
Plan around the seasons
- March to May: book the first service before the heat. In summer, AC companies are fully booked and less flexible on time and price.
- Peak summer: in Riyadh and the central and eastern regions temperatures often go above 45°C and the AC runs for many hours. Filters fill faster, so a wash every 2 weeks is better.
- After a sandstorm: check the filters and clear sand and debris around the outdoor unit or the outer side of a window unit.
- Humid weeks on the coast: in Jeddah and the Eastern Province mould grows faster inside the unit. A damp smell is a reason not to wait for the next service.
- Late autumn: a second clean removes the summer's dust and prevents smells when the unit is used less.
- Moving in: every unit should be cleaned before use, because the last service date is usually unknown.
Window units and central systems
Window units are still common in Saudi homes. Their filters follow the same schedule, but the outer half of the unit faces the street and collects dust and sand faster, so it should be washed at every professional service. Central and concealed systems in villas need the return grille filters washed just as often; the coil and drain pan sit above the ceiling and are a job for a technician.
Signs a service is overdue
- The room takes much longer to cool than before.
- Airflow feels weak even on a high fan setting.
- Water drips from the indoor unit or stains the ceiling.
- A musty smell when the unit starts.
- The electricity bill went up without a change in use.
Some of these can also point to a fault. If cleaning does not fix weak cooling, the guide on an AC not cooling lists the causes; for water inside, see the guide on an AC leaking water. The AC electricity cost calculator shows what a unit costs to run.
When the next service is due, the units can be listed once on khalasna to compare offers from up to 5 AC cleaning companies nearby.
Frequently asked questions
Can the AC coil be cleaned without a technician?
It is not recommended. Spraying water into the unit can reach electrical parts, and bent coil fins reduce cooling. Washing the filters is safe; the rest is work for an AC technician.
Does an inverter AC need less cleaning?
No. Inverter units collect dust and mould the same way, so the same schedule applies, based on how many hours a day the unit runs.
How often should AC ducts be cleaned?
There is no fixed interval for every home. Duct cleaning is worth booking when the grilles show dust or black spots, a smell remains after a deep clean, after renovation or before moving in.
Does a tenant or a landlord pay for AC servicing?
It depends on the tenancy contract, which in Saudi Arabia is usually registered on the Ejar platform. Routine servicing is often the tenant's job and major repairs the landlord's, so the contract is the first place to check before booking.
